Sunway Property launches Sunway Majestic with 70% of buyers from Malaysia, 30% from Singapore
The project features multi-tiered security systems. Connectivity is strengthened with a dedicated shuttle assistance to the RTS, a sidewalk connection to Hutan Bandar, and access to bordering malls, academies, and medical care amenities. It is adjacent to Sunway Commercial Square, a retail hub for shopping and dining to be taken care of by Sunway Malls.
According to a private research study by Milieu, selected by Master Community Developer Sunway Property (June 2025) to gauge Singaporeans’ interest in Johor real properties, nearly half (48%) of evaluated property hunters are considering Johor Bahru for their next purchase– 83% of whom already own property in Singapore.
Johor is benefitting from significant policy and facilities catalysts. The Johor– Singapore Special Economic Zone (JS-SEZ), formalised earlier this year, is expected to attract substantial financial investment and business flows. Meanwhile, the RTS Link, connecting Bukit Chagar (JB) to Woodlands (Singapore) by late 2026, will trim cross-border trip to just six minutes.
Sunway Majestic is also part of Sunway Property’s The BIG Deal campaign, featuring 16 Signature Projects and New Launches throughout Klang Valley, Johor, Ipoh, and Penang. Ranging from currently till Nov, the project supplies RM10 million in funds benefits, together with unique plans and buyer motivations.
” Homebuyers here are critical and think long term,” stated Gerard Soosay, Sunway Property Chief Executive Officer (Southern Region). “Johor Bahru’s appeal is actual, yet expectations are greater: communities must be risk-free, linked, and adaptable to cross-border lifestyles. That is the standard we are building towards. Our function as Malaysia’s Master Community Developer is to fulfill this evolving landscape with a long-term perspective, co-investing in the places we build and staying true to our promise of being With You For Generations.”
Investors to date show Johor Bahru’s cross-border profile, with 30% Singaporeans and 70% Malaysians (of which 60% work within Singapore). Purchases are primarily for personal stay (70%), with 30% for investment.
Sunway Property has released Sunway Majestic, its primary project in Johor Bahru City Centre (JBCC) and the city hub’s first SOHO apartments. With freehold period, a location just 3 km from the upcoming Johor Bahru– Singapore Rapid Transit System (RTS) Link, and beside Sunway Commercial Square, the property is strategically set for both own-stay purchasers looking for city-centre advantage and investors aiming to record cross-border rental requirement.
Sunway Majestic notes Sunway Property’s first property development in JBCC and the city centre’s first SOHO flats. Sunway Majestic has 1- to 3-bedroom SOHO units commencing at RM400,000, with the possibility to personalise under Sunway Property’s unique Design to Own concept. This cost point sits well within the range sought by 72% of reviewed buyers (RM1 million and below), the Sunway news release states.
