Potential BTO at Kallang Basin Swimming Complex, St Wilfred Sport Centre sites likely to be Plus flats: ERA Singapore
Locals will definitely have connectivity to a new Sport-in-Precinct establishment in nearby Kolam Ayer, which is placed to start at the end of the year. Meanwhile, plans to introduce public housing at the two sites are presently being examined, according to the companies.
The Kallang Basin ActiveSG Swimming Facility and the St Wilfred ActiveSG Sports Centre are going to discontinue operations entirely in the 2nd half of 2025. On June 13, URA, HDB and Sport Singapore jointly revealed the closure of the centers upon their lease expiries. The Kallang Basin facility, established on Geylang Bahru Lane, will close on Sept 1, and the St Wilfred facility on St Wilfred Road is going to close on Oct 1.
The intentions to close the Kallang Basin and St Wilfred sports centers for redevelopment are well-timed, given that both sites are substantially older compared to some other sports facilities, observes Eugene Lim, key executive officer at ERA Singapore. “It makes sense for the places to lead the way for far better land use, particularly considered that they are situated rather close to the city facility,” he includes.
He anticipates the future BTO task at the site could include a mix of 2- to four-room apartments. “The close-by sites have a plot ratio of 2.8, and assuming a the same plot ratio, we might see some high-rise BTO flats, potentially as much as 36 floors,” he includes.
The Kallang Basin Swimming Facility location is throughout walking range of Geylang Bahru MRT Station and the Geylang Bahru Market and Food Centre. Lim notes that a lot of the public property blocks in the Geylang Bahru area were constructed in the 1970s, suggesting a wish for brand-new growths that will certainly rejuvenate the location.
Meanwhile, the St Wilfred Sport Center is a 10-minute stroll from Boon Keng MRT Stop. It rises near to St George’s Road, wherein most of the remaining HDB apartments go back to the 1980s, according to Lim.
Lim believes that future Build-to-Order (BTO) projects at the site could be assigned as Plus flats due to their proximity to town and facilities. Plus apartments have tighter resale limitations compared to Standard type apartments, including a much longer minimal occupation phase of 10 years and restrictions on renting the flat.
